LWTech sells Redmond property to City of Redmond

Lake Washington Institute of Technology (LWTech) has entered into a Purchase and Sale agreement with the City of Redmond for its Redmond property at 6505 176th Avenue NE for $18.5 million. The site is comprised of approximately 3.25 acres and includes a 20,491 square-foot facility. LWTech has owned the property which is located 15 minutes from LWTech’s main campus in Kirkland, since 1976. The college held classes there from 2005 through 2017. The City of Redmond has leased the facility from LWTech for use as a community center since 2017. Under the terms of the current lease, the City of Redmond holds the first right of refusal should LWTech decide to sell.
“From this property’s earliest planning stages nearly a decade ago, our intention has always been for the City to make this purchase if and when the opportunity arose,” said Mayor Angela Birney. “I’m thrilled the time has finally come, and that we can now ensure that the Redmond Community Center at Marymoor Village will continue to serve the community well into the future.”
“Selling the Redmond campus creates a win-win for our college and our community and allows the college to build upon its stable fiscal foundation. LWTech will be able to use these funds to create an Endowed Capital Improvement Fund for short and long-term physical and infrastructure needs beyond state capital funds. Proceeds from this sale will be used to make significant improvements to our Kirkland campus to better serve our students as we prepare them for tomorrow’s careers. We are pleased that this campus will continue to serve the Redmond community,” said Dr. Amy Morrison, president of LWTech.
The creation of the Capital Improvement Fund will allow the college to fund remaining costs of the construction of its new Early Learning Center, as well as capital improvements, deferred maintenance, and modernization of facilities at the college’s Kirkland campus, including investments in safety, security, beautification, and sustainability.
The Purchase and sale agreement was approved and adopted by Redmond’s City Council on October 7, 2025, by LWTech’s Board of Trustees on October 9, 2025, and the Board of Directors for the State Board for Community and Technical Colleges on October 16, 2025. The property is scheduled to close on or before October 31, 2025.
